Make the important decisions while they can still be changed

The greatest opportunity to protect a project usually exists before construction begins. PSG gives landlords and occupiers a practical view of cost, programme, procurement and buildability while there is still time to make informed choices.

What we review

  • The business and property objectives behind the project
  • Existing building condition, constraints and service capacity
  • Scope definition and design information
  • Cost plan, allowances, exclusions and project risk
  • Programme, approvals, procurement and long-lead items
  • CDM, building control, fire strategy and specialist coordination requirements
  • Operational constraints, phasing and occupation dates

Outputs

  • A clear project brief and responsibility matrix
  • Realistic cost plan with assumptions stated
  • Procurement recommendation and decision timetable
  • High-level delivery programme
  • Risk and opportunity register
  • Buildability and coordination review
  • Clear next steps for design and appointment

Why this matters

A low initial estimate is of little value if it excludes the work required to make the project compliant, operational and complete. PSG tests the whole project, not only the visible fit-out, so clients can compare options and commit with a clearer understanding of the likely outturn.

Our preconstruction input can stand alone or continue into delivery. Where PSG is appointed to deliver the project, the early work creates continuity between the agreed commercial plan and the construction phase.
