Clarity before commitment. Control through delivery.
Our process is designed to reduce uncertainty early and maintain alignment as the project develops. The detail varies by appointment, but the principles remain the same.
1. Understand the objective
We establish what the client and property need to achieve, who decides, what is fixed and where flexibility remains.
2. Test the project
We review the building, brief, design information, cost assumptions, programme, approvals and operational constraints.
3. Define the route
We agree responsibilities, procurement, information requirements, decision dates and the most appropriate commercial basis.
4. Coordinate the solution
Design, MEP, specialist packages, cost and programme are developed together, with risks and changes made visible.
5. Deliver and report
The site team works to the agreed plan, supported by senior project and commercial leadership and clear reporting.
6. Complete properly
Testing, commissioning, records, training, handover, defects and aftercare are managed as part of the project, not as an afterthought.
No surprises does not mean no change
Projects evolve. Good control means the impact of change is understood before it is instructed wherever possible. We keep decisions, assumptions and responsibilities visible so the client can make informed choices.
